About LinzEO
Who I am and how I work.
What is LinzEO?
#
LinzEO is a founder-led SEO and GEO (Generative Engine Optimization) consultancy in Dallas-Fort Worth, Texas, run by me, Lindsey Osborne. I help QSR and fast-casual franchise brands, marketing agencies, and growth-stage businesses get found in both Google and AI answers. Every engagement is senior-only: the person who audits your site is the person who does the work. No junior handoffs, no account managers passing along messages.
How is LinzEO different from a traditional SEO agency?
#
I run every engagement myself, start to finish. At a traditional agency, a senior strategist wins you in the pitch and then your account gets handed to whoever’s free that quarter. With me, the person who audits your site is the person who fixes it, and I build the playbook around franchise and multi-location realities instead of retrofitting an enterprise template. You get one accountable practitioner with 22+ years in search, not a rotating cast.
Who runs LinzEO?
#
I do. I’m Lindsey Osborne, a Fort Worth SEO consultant and web developer with 22+ years building on WordPress and optimizing for search. Before I founded LinzEO in 2026, I served more than 220,000 customers across WordPress themes, custom builds, and SEO consulting. You work directly with me on every engagement, and I read every email myself.
Where are you based, and do you work remotely?
#
I’m in Dallas-Fort Worth, Texas, and I work with franchise brands and agencies worldwide. Everything runs remote: email, a monthly 30-minute video call, and a live portal you can log into any time to watch your numbers move. I’ll travel for a kickoff or a strategy offsite when it makes sense for the engagement. Calls happen Tuesday through Thursday, 12 to 4pm Central.
How long has LinzEO been operating?
#
I’ve owned web design businesses for 22 years, and I launched LinzEO in 2026 to focus on what I’m best at: SEO and GEO for franchise and multi-location brands. So the company is young, but the experience behind it isn’t. Long before this brand had a name, I served more than 220,000 customers across themes, custom builds, and consulting.
GEO & AI Visibility
How AI search changes the game.
What is GEO (Generative Engine Optimization)?
#
GEO (Generative Engine Optimization) is the work of getting your brand cited as a source when AI engines like ChatGPT, Perplexity, Gemini, and Google AI Overviews answer questions in your category. Traditional SEO competes for the ten blue links; GEO competes for the AI answer that now sits above them. It runs on structured data, clear entity definitions, authoritative third-party mentions, and content written the way people actually ask.
What is the difference between SEO, AEO, and GEO?
#
Three layers of the same job. SEO (Search Engine Optimization) earns rankings in classic search results. AEO (Answer Engine Optimization) structures your content so it can be lifted straight into featured snippets, voice answers, and AI responses. GEO (Generative Engine Optimization) earns citations inside AI-generated answers from tools like ChatGPT and Google AI Overviews. They overlap heavily, and I work all three together, because the same foundation that wins one usually lifts the others.
Which AI engines do you optimize for?
#
The ones driving real traffic today: ChatGPT (including its search mode), Perplexity, Google AI Overviews, and Gemini. I also keep an eye on Claude and Bing Copilot where they matter for your audience. Each engine pulls its answers a little differently, so I track citations per engine instead of assuming one strategy covers them all.
How do you actually get a brand cited by AI?
#
AI engines cite sources they can parse and trust. That means clean schema markup and entity definitions that spell out who you are, what you do, and where you operate. It also means content built around real questions and authoritative mentions of your brand on third-party sites the models already trust. I build that foundation first, then earn the outside signals, because a model rarely cites a brand that nothing else on the web talks about.
How do you measure GEO success?
#
Citation count and citation share, tracked by query and by AI engine, month over month. For each engagement I build a set of 25 to 50 category prompts and run them every month, logging which brands each engine cites and how often. You watch it move in a live portal, so “AI visibility” becomes a number you can verify instead of a vague promise.
How long does GEO take to work?
#
First citations usually show up in 60 to 90 days. Sustained growth in citation share takes 6 to 12 months, and the biggest authority lifts (a Wikipedia presence, real third-party coverage) run 12 to 18 months. GEO compounds: the structure and mentions you build early keep paying off every time the models retrain.
Will optimizing for AI hurt my Google rankings?
#
No, the opposite. The schema, content structure, and brand-mention work that earns AI citations is the same work that lifts your Google rankings. You’re strengthening one foundation that feeds both, not splitting effort between two goals that fight each other.
Do I need both SEO and GEO, or just one?
#
Both, and the good news is they’re mostly the same work. Skip SEO and you give up the traffic that still drives most clicks today. Skip GEO and your competitors get cited in the AI answers your customers now read first. The schema, content structure, and authority signals that win one largely win the other, so I run them together in a single engagement instead of billing them as two.
Local SEO & Google Business
Getting found in your market.
Do you handle Google Business Profile optimization?
#
Yes. Google Business Profile is the backbone of local visibility, so I optimize your categories, services, attributes, photos, Google Posts, and the questions on the profile, and I keep your NAP (name, address, phone) identical everywhere it appears. For franchises, I make sure every location’s profile is claimed, accurate, and structured to reinforce the brand instead of competing with your other locations.
What is the difference between local SEO and regular SEO?
#
Regular SEO competes for rankings nationally or globally. Local SEO competes for the searches happening in one city or service area: the “near me” queries and the Google map pack. It leans on Google Business Profile, local citations, reviews, and location-specific pages. For multi-location and franchise brands, the trick is doing all of that at scale without your locations cannibalizing each other, which is most of what I do.
Can you help us rank in the Google map pack (local 3-pack)?
#
That’s the goal of most local work. The map pack rewards relevance, distance, and prominence, so I tighten your Google Business Profile, build consistent local citations, earn reviews, and give every location page proper LocalBusiness schema. It isn’t instant: profile and technical fixes can move the pack in about 60 days, and prominence builds over the months after.
How do you do local SEO for a brand with many locations?
#
This is where I focus: multi-location and franchise SEO. For a brand with many locations I build a system that scales, with location pages that carry genuinely useful, unique content and LocalBusiness schema, a claimed and accurate profile for every location, and one citation and review process running across all of them. The aim is a single authoritative brand that lifts every location, instead of hundreds of thin pages fighting for the same terms.
Do you manage reviews and online reputation?
#
Yes. I set up the systems that earn and surface real reviews, since reviews feed both local rankings and the trust signals AI engines look for, and I make sure review schema is in place so your ratings can show up in search. I never buy or fake reviews. The work is honest: make it easy for happy customers to be heard.
Engagements & Pricing
What it costs and how it works.
What does a typical engagement look like?
#
A typical engagement runs in four phases. First, a deep 46+ hour manual audit of your site, search presence, and AI visibility. Second, an ideal-customer profile and a prioritized strategy. Third, hands-on execution, done by me, not a subcontractor. Fourth, real monthly reporting: a simple, easy-to-read PDF and a 30-minute walkthrough, plus a live portal where you watch rankings, traffic, and AI citations move in real time.
How do you price engagements?
#
Franchise engagements typically run $5,000 to $15,000 a month, and SEO-first web design projects run $25,000 to $40,000, both as flat retainers tied to scope rather than billable hours. The exact number depends on your location count and service mix. Audits are a one-time fee, and hosting is included with every SEO retainer.
Is the mini-audit really free?
#
Yes. The 30-minute mini-audit is free if you’re weighing an engagement, and you leave with a ranked list of what to fix first whether or not you hire me. The full 46+ hour audit is a paid, manual deep-dive, no automated grader theater. If I’m not the right fit, you’ll hear it on the call, not in a proposal that never shows up.
What is the minimum engagement length?
#
90 days for monthly retainers, because SEO and GEO need a runway to show real movement. That is long enough for the first ranking and citation signals to appear and for you to judge whether the direction is working. Web design projects are scoped by deliverable, not by month. Agency partnerships start at 90 days for a single client, or 6 months for volume work.
Do you offer guarantees?
#
I’ll be candid: I don’t guarantee specific rankings. Anyone who does is guessing, because Google and the AI engines own the algorithms, not me. What I do guarantee is senior-level work, reporting you can verify in your own portal, and honesty about what’s working and what isn’t. If you want proof of what that produces, the receipts are on the results page.
Tools & Process
How the work actually gets done.
Can you work with our existing WordPress site?
#
Yes. WordPress is my home turf after 22+ years. SSH access plus an admin account is enough to get started. I move your SEO meta and schema into version-controlled code so it survives theme swaps and plugin updates, instead of living in a fragile page-builder.
What if we are not on WordPress?
#
Workable. I’ve shipped on Webflow, Framer, and Shopify, and I can optimize most platforms. Custom-built or headless setups just need a short discovery call first, so I can see how the site is put together before I quote the work.
What tools do you use?
#
A proprietary system I built. It aggregates data from several of the major, well-known industry sources and combines them with my own citation-tracking dashboards for GEO, so you get one clean read instead of a dozen logins. I’d rather not hand competitors the exact recipe, but you see every number that matters in a live portal any time, plus a simple monthly PDF that’s actually easy to read.
Do you write the content yourself?
#
Both work. I write the content where SEO and GEO matter most, the pages and answers that need to rank and get cited. Your team or your existing writers can handle ongoing blog cadence from my briefs and edits, so you keep your voice while the structure stays optimized.
Who owns the work and the data if we stop?
#
You do, all of it. The site, the content, the Google Business Profile, the analytics, all on your accounts from day one. I build on infrastructure you own, so there’s nothing to hold hostage. If we ever part ways, you keep everything and I hand it off clean.
No answers match that.
Try a different word, or just email me the question. I read every one myself.
Still curious?
Didn’t find your answer?
The mini-audit is free: 30 minutes, no slide deck, and you leave with a ranked list of what to fix first. I’ll answer anything that isn’t covered above. You talk to me, not a rep.
